Skywaters Residences
@ 8 Shenton Way

Singapore's Tallest Skyscraper

Introduction

At 50 storeys, the former AXA Tower used to be the 6th tallest skyscraper in Singapore.

Soon, Skywaters Residences will be transformed into Singapore’s tallest and most livable skyscraper with health, wellness and sustainability as the primary design drivers.

TALLEST SKYSCRAPER IN SINGAPORE

With an approved building height of 63 levels and 305m, Skywaters is one of only 2 buildings in Singapore to exceed 280m in height. The other is the 290m Guoco Tower / Wallich Residences.

It is no coincidence that both skyline changing skyscrapers are designed by the prolific Skidmore Owing and Merrill (SOM), who also designed One World Trade Centre and the Burj Khalifa.

Floor Plans: Layouts That Caught Our Eye

3 BR + STUDY
Type C8 (1238 sqft)

We at Luxe Homes are fans of long balconies that let the light in. The private lift opens to a wall rather than into your living area.

The kitchen has generous working space for a family that cooks and you could keep an eye on the children or television while preparing the next meal. The helper having her room and toilet at a corner provides her with some privacy and rest at the end of her day.

The study is so cleverly placed between the living and master. Convert it to extra wardrobe space for the master or increase the living area.

4 BR PREMIER
(1690 sqft)

A spacious living and dining with a long balcony that lets the light in.

There are 2 ensuites. Having one of them away from the rest of the rooms makes it ideal for housing guests or parents.

There is space increase the wardrobe space in the master and the “secret door’ to the kitchen is very handy to check in on things at the kitchen without having to walk through the living room when your guests are there.

The helper having her room and toilet at a corner provides her with some privacy and rest at the end of her day. I like provision of a store in the kitchen. One can already envision a dry pantry.

Apart from building design, the developers have been tight-lipped on the building’s unit mix and design layout. Based on the regular and practical shape of the building, we are looking forward to regular formats without obtrusive pillars.

LARGER FORMAT LAYOUTS

With the confidence of having a renowned architectural firm that spares no expense on cutting edge technology and exploring new standards coupled with its prime location and spectacular views, we do expect larger format layouts.

The following sizes are expected:

  • 1 bedrooms
  • 2 bedrooms
  • 3 bedrooms
  • 4 bedrooms
  • Penthouses

Aiming to be a vibrant vertical community, the upcoming development packs a punch with 1,600,000sqft of diverse uses.

ENJOY THE BEST CITY & SEA VIEW

Skywaters Residences will enjoy unblocked views of the South China Sea at the front and Singapore’s historical district at the back. With its outstanding biophilic design, it will be an unmissable landmark.

RESTAURANTS IN NATURE

The public plaza on the ground level is a multi-level atrium with spaces for public performances and events, retail, F&B and sitting areas. There will be bicycle racks to encourage lower car usage.

The second floor will house an open-air green space with restaurants and places to gather. To further the biophilic experience, the species of plants have been carefully chosen to attract butterflies and birds.

MIXED USE DEVELOPMENT

Above this public area are 21 levels of offices with floor plates of 43,055 sqft and 3m floor to ceiling windows. Above the offices sit the hotel with just 11 rooms and finally atop it all, is the 215 luxury residences with wonderful sea and city views. Carparks will be located at 4 levels of basement.

TROPIC SKY GARDENS

Landscaping from the street will flow seamlessly into the building. There will be a total of 10,000 sqft of landscaped gardens through the height of the building to bring the tropics into the sky.

Seven terraces (one for the hotel and three for the residential) will provide light and natural ventilation for a sense of wellbeing.

A Skyscraper of the Future

SOM is targeting what is possibly the highest sustainability certification in Asia – BCA’s Green Mark Platinum Certification. This requires a slashing of 55 percent off the energy benchmark.

A TRULY SUSTAINABLE BUILDING

Some of the ways that SOM is incorporating to achieve its target is by reusing part of the existing foundation and the use of recyclable aggregates in its concrete structure to lower the carbon process.

ENERGY EFFICIENT LIVING

Chosen materials minimise both embodied and operational carbon – from the zero-waste manufacture of terracotta to the use of engineered bamboo. The façade will be built with energy-efficient glazing and enhanced natural airflow is incorporated.

Indicative Prices

Luxe Homes usually attempts to guess a development’s indicative prices by calculating its breakeven costs and doing a comparative analysis.

Doing so for Skywaters is not possible for the following reasons: it is a redevelopment with a change of use, a 30% increase in gross floor area (GFA) and a top-up of lease since the original 99 year lease started 41years ago in 1982.
